A pre handover inspection or Practical Completion Inspection (PCI) is conducted by an owner or buyer of a newly constructed dwelling once the home reaches Practical Completion & is ready to be handed over to the owner, but prior to the owner paying their final payment and taking possession of the home.

In order to properly conduct a building stage inspection you will require some basic and easily acquired tools. The tools that you will need will differ for each stage inspection. For each stage we have prepared a video explaining the basic tools you will require, most of which can be purchased or made relatively cheaply.

At Inspection Buddy we have kept our instructional videos concise yet comprehensive enough for any lay person to be able to complete their own building stage inspection. You may not know all the proper terms for the various elements of a build, but that can be overcome with a concise explanation and an accompanying photo.

In short, no. A licensed building inspector has an in-depth knowledge of the build process from start to completion as well as a sound knowledge of the Australian Building Code and Standards. This service is not a replacement for that level of knowledge. However, not all builds require an independent consultant with that degree of knowledge. If you are building through a reputable builder, your site supervisor has been doing their job adequately and you just want to make sure the house is properly finished and ready for use, Inspection Buddy is perfect for your needs. If you have fears about the competency of your builder, or your trust in your builder has been disrupted during the process, we recommend you consult a licensed building inspector. If, during the course of your inspection, you encounter areas of concern within your dwelling, we recommend you include those items in your report and discuss the with your site supervisor.
